Many people who are new to our development also are new to the idea of a deed-restricted community and covenants that apply to all.

Although Florida condominiums and cooperatives are regulated by a state agency, mandatory homeowners associations such as WFHOA do not come under any state agency. Therefore, a mix of Florida laws, court decisions, Attorney General opinions and rules guides our Association.

Within Wickham Forest, Bylaws and Covenants of our Association also guide our actions. The Bylaws are our working procedures, and cover membership and meetings, Board duties and fiscal management. The Covenants cover the agreements between homeowners. In the Covenants, you will find the rules on assessments, rights and responsibilities of homeowners and of the Association, architectural controls, and easements.

Although there is frequent reference to maintaining property values and enforcing the Covenants, it should not be overlooked that this is at heart a voluntary agreement among neighbors with the goal of creating and sharing a better neighborhood environment. To be effective, the Covenants are far more dependent on day-to-day cooperation than periodic enforcement.
